An average 3 bed property with a gas boiler will cost between £1850.00 & £2500.00. Certain factors such as size of property, brand of boiler and energy supply used will alter this.
For a property with 1 bathroom, we suggest a combination boiler, for a property with 2 or 3 bathrooms, we would suggest a system boiler and storage hot water tank.
A general boiler change in an existing location will take a full day. If the system requires a powerflush, this will go into day 2. If the installation is complicated and requires a longer flue installation or new gas pipe, this may also make the job exceed one day.
In many cases, existing radiators are compatible with a new boiler installation. We would suggest that changing old radiator valves and installing thermostatic valves at a minimum to keep up withL2 energy regulation
For an average 3 bed property with 7-10 radiators, a 25KW boiler is enough. A double radiator is approx 2KW, and a single radiator is approx 1KW - this gives a good rule of thumb when sizing a boiler. The amount of hot water flow you wish to acquire should also be taken into consideration.
If your boiler is non condensing (usually 20 years + old) and are on some kind of benefit or state credit, you could be entitled to a free boiler installation. The scheme is called ECO 4.
A Gas Safe engineer is required to install a boiler. It is illegal to do so if not. Risks such as gas leaks, CO2 poisoning or fines are some of the risks.
We would advise any non condensing boiler to be changed as this is inefficient. You’ll notice a small white pipe on the underside of your boiler, which is the condense pipe. If there isn’t one, you may have a non condensing boilers. Any boiler over 10 years old which requires a repair of approx £300+, we would generally advise to consider a boiler replacement.
You can improve the energy efficiency of your boiler by conducting annual services from a Gas Safe engineer, turning down thermostatic radiator valves in the property & ensuring you have an energy efficient home such as double glazing and loft insulation.
After boiler installation, an annual service is required to keep the boiler within its guarantee and to ensure it’s working efficiently. Checks can be conducted on the gas valve and flue to ensure it’s burning correctly. This will prolong the life of the boiler and safe money on energy prices.
