What's Included in a Landlord Gas Safety Check?

When you book a landlord gas safety check with Nu Age, our Gas Safe registered engineers will carry out a thorough inspection of your property's gas appliances, pipework and associated systems. The aim is to ensure everything is working safely, meets current regulations and helps protect both your property and your tenants.

Boiler & Gas Appliance Inspection

We'll inspect your boiler along with any other gas appliances, such as gas fires and hobs, to check they're operating safely and efficiently. We'll look for signs of wear, damage or faults that could affect performance or safety.

Flue & Ventilation Checks

Your flue and ventilation play an important role in allowing harmful gases to escape safely. We'll inspect these to make sure they're clear, in good condition and providing the correct airflow for your gas appliances.

Gas Pipework & Leak Testing

Our engineers will carry out a visual inspection of your gas pipework and carry out the appropriate testing to identify any gas leaks or issues that could affect the safe operation of your system.

Safety Devices & Controls

We'll check that the safety devices and controls on your gas appliances are functioning correctly. These are designed to help prevent dangerous faults and ensure your appliances continue working safely.

Clear Advice Following Your Inspection

Once the inspection is complete, we'll explain our findings and answer any questions you may have. If any remedial work is needed before a gas safety certificate can be issued, we'll clearly explain your options and provide honest recommendations without any unnecessary pressure.

How Much Does a Landlord Gas Safety Check Cost?

The cost of a landlord gas safety check depends on the number of gas appliances within your property and whether you'd like any additional services carried out during the same visit, such as a boiler service. We'll always provide a clear, upfront quotation before any work begins, so you'll know exactly what to expect.

Factors that can affect the cost include:

  • The number of gas appliances that need inspecting.

  • Whether you book an annual boiler service alongside your gas safety inspection.

  • The size and layout of the property.

  • Any repair work identified during the inspection.

If you're unsure what your landlord gas safety certificate will cost, simply get in touch with our team. We'll be happy to provide a competitive quotation based on your property and requirements.

Frequently asked questions

If you have a question about landlord gas safety certificates, annual gas safety checks or our gas safety services, you'll hopefully find the answer below. If not, our friendly team is always happy to help.

Yes. All of our engineers are Gas Safe registered, which is the legal requirement for anyone carrying out work on gas appliances, gas installations or issuing a landlord gas safety certificate. CORGI no longer operates as the official gas registration body in the UK, so you should always check that your gas engineer is listed on the Gas Safe Register.

A gas safety certificate, also known as a CP12 certificate or gas safe certificate, confirms that the gas appliances, flues and pipework within a rented property have been inspected by a Gas Safe registered engineer. It shows that the installation was considered safe at the time of the inspection.

A landlord gas safety certificate is a legal requirement for landlords renting out a property with gas appliances. Annual gas safety checks help protect tenants, reduce the risk of carbon monoxide and gas leaks, and ensure your property complies with current UK regulations.

A gas safety check includes an inspection of your property's gas appliances, flues, ventilation and visible pipework. Your engineer will check that appliances are working safely, assess the overall safety of the installation and identify any issues that need attention before a gas safety certificate can be issued.

Landlords are legally required to arrange annual gas safety checks every 12 months. Your gas safety certificate is valid for one year, so it's important to renew it before the expiry date to remain compliant with current regulations.

No. A gas safety check and a boiler service are different. A gas safety inspection confirms your gas appliances are safe to use, while a boiler service focuses on the performance, efficiency and ongoing maintenance of your boiler. Many landlords choose to book both appointments together for added convenience.

If you rent out a property with gas appliances and don't have a valid gas safety certificate, you could be breaking the law. Failing to comply with this legal requirement may lead to enforcement action and could put your tenants at unnecessary risk.

The cost of a landlord gas safety certificate depends on the number of gas appliances that need inspecting. If you'd also like a boiler service or other gas services carried out during the same visit, we'll be happy to provide a tailored quotation.

No. A gas safety certificate can only be issued after a qualified Gas Safe registered engineer has completed a physical inspection of your property's gas installation and appliances. It isn't possible to obtain a valid certificate online without an inspection.

The easiest way is to search the official Gas Safe Register. At Nu Age, all of our engineers are Gas Safe registered and experienced in carrying out landlord gas safety checks, boiler servicing and a wide range of heating and gas services across Coventry.
